RESERVATION POLICY

Advance monthly reservations can be made with a $200.00 deposit. Annual deposits are $500.00.
Balance is due and payable in full upon registration. Advance reservations can be made with a deposit according to reservation type. A specific site is not guaranteed with short term or seasonal reservations.
Specific sites are only guaranteed with an Annual reservation.

Once a reservation is made there is $50 cancellation fee (or for daily stays the entire deposit if less than $50) if a reservation is cancelled over 30 days before the start date. With in 30 days of the start date there is no refund. November 1st thru March 31st there are no refunds on cancellations for reservations during that period unless cancelled before October 1st.
- Rent paid is non-refundable after reservation start date. There are no refunds on unused rent, no pro-rating or subleasing of sites is allowed. The unused paid portions of any site rent may not be gifted, willed or transferred for the use of any other than the registered guest of said site. You will be charged from your original reservation arrival date without a 7-day prior notice of change. Monthly rates are for 30 days except for February which is 28 days (and leap year). There is a $25.00 US /$50.00 International fee for background checks on all Annual guests.
Additional fees include but are not limited to:
- Resort Pet fee 5.00 per monthly(non-refundable)
- Pet deposit of $10.00 Monthly per pet (refunded if without incident)
- Gate remote $35.00 (Annual remotes are non- refundable)
- Electric connection of $30.00 will be applied to your 1st electric bill
- Annual residents are required to obtain electric thru Electric District 2
- Washers in Park Models & RV’s will be charged $5.00 month for water
- Excessive landscaping will have a charge of $5.00 month for water
- Additional guest $3.50 per person per day
- A 3% charge will be applied to all Credit/Debit Card transactions
